Windsor Palms Homeowner’s Association (Villas) Valet Trash Service

We have a daily trash collection system in the homes; it operates seven days per week. It is very important that all guests and residents adhere to these requirements for our system to work properly:

*Trash will be collected each day.
*Please use the trash cans provided and put trash out in them each morning by 9am. The trash cans do not need to be moved to the road, our employees will collect from their usual position beside the garage. *Please do not leave trash outside overnight as this encourages vermin, especially raccoons!
*Trash MUST be properly bagged in large (kitchen tall), heavy duty bags.
*Loose or excessive trash will not be collected and may incur fees.
*There is a dumpster available at the corner of Butterfly & Silver for excess bagged household trash only.
*If you do not have enough trash bags please contact your management company for more, they are required to provide you with sufficient bags.
*To help the environment, guests in the villas are encouraged to place recyclable items in the cans provided, this is collected once each week on Friday. Please place only recyclables in the recycle can (green and yellow can). Recycle cans containing predominantly trash will not be collected.
*These policies will be strictly enforced.

All coupon books were mailed last week and you should be receiving yours if you have no already.

The assessments for 2013 are as follows:

Master $144.67/monthly
Condominium $189.45/monthly
Homeowners $194.28/monthly
Townhomes $367.78/quarterly

If you have automatic withdrawal, High Tide will automatically take out the new assessment rate. Also, you can still make payments online through the website or send in a check with your coupons to the lockbox listed on your coupons.

We have signed a contract to install pavers at the pool area, front patio and rear patio. We are told the pavers will take two weeks to manufacture. The pool area will be closed beginning November 14, 2012 and weather permitting, should be complete on November 21, -22, 2012.

Please inform your guests that the pool will be closed on these days. We regret any inconvenience this may cause anyone, but this is the only time the resort is slow enough to complete the install.

We have updated the movie theater with better sound and updated equipment. We are excited because we are now able to show 3D movies. What an improvement on the sound and picture quality.

Recycling has started in the villas on September 1, 2012. Recycling bins have been delivered to all the homes. Please inform your guests that the bins are for recycling only. They are clearly marked. I hear that Osceola County might start to fine for trash in the bins. We have found that our guests are throwing trash in these containers.

We are looking at doing something about the pool deck. We are aware of the condition and are looking at the best solution. We will be notifying all homeowners when this occurs but be prepared that the only way to accomplish this is to close the pool to the public. In order for the job to be done satisfactorily, we have no other choice. We have looked at other alternatives but this is the best. We are at a slow time and the property and this is the best time to do this with as little inconvenience to our guests.

It has become necessary to close the pool Monday, May 21, – Wednesday May 23 for some repairs on the gutter area of the pool. The only way that the repairs can be completed is to drain the level of the pool. We hope to have these repairs completed by Wednesday, but we need the additional day for rain delays.

Please notify your guests that the pool will be closed on these days. From past years, this is the week that the resort is slow and only a minimum amount of guests should be affected. As usual, we will post any additional info on the website at www.windsorpalmsonline.com .

We regret any inconvenience this may cause but the repair is necessary. Thank you for your time and consideration in this matter.

Windsor Palms Management

We have recently sent out letters requesting keys to the condo units with a deadline of 4/15. As soon as that is complete, we will begin to schedule the buildings for painting of the patios and finishing of the doors in the buildings. An email will be forthcoming with the schedule.
